If you're looking at new construction Orlando for 2026, there's a really good chance you're about to make a six-figure mistake, and you won't realize it until years from now. And that's because most buyers aren't choosing the wrong house. They are choosing the wrong community at the wrong stage. Every new construction community in Orlando looks great online. The model homes are perfect. The sales center feels polished and reassuring. But what most buyers don't understand is why certain communities are getting all the attention and why others quietly outperform them over time.
So in today's video, I'm breaking down the eight new construction communities getting the most buyer attention for 2026. These are places people are actively researching, touring, and asking about across Lake Nona, St. Cloud, Minneola, Clermont, Horizon West, and the surrounding areas.
1. Parkside Trails — Clermont
I want to start with a community that keeps coming up in searches even though it's still very early. Let's start with Parkside Trails in Clermont, located along the Wellness Way corridor right on the edge of Horizon West. This area matters because Wellness Way is actively being built out right now. Road expansions are underway. Multiple new construction communities are opening at the same time, and there are large tracts planned for the future: retail, apartments, and supporting services. Because of that, buyers aren't just looking at what this area looks like today. They're looking at what it's turning into over the next several years.
Parkside Trails is actively building across multiple phases. There's still availability in phase one. Phase 3 has been released, but there still remains plenty of unreleased home sites, and future phases are still to be released. That staged development is exactly why it's showing up so often in buyer research. People looking here understand they're getting in while there's still opportunity before the surrounding area is fully built out and pricing adjusts upward.
And here's why that matters. Pricing generally starts in the low $400s. You can often find the same or very similar builder floor plans here for noticeably less than those exact models located within fully established areas. That price difference isn't about quality, it's about timing. You're buying early in the life cycle of the area rather than paying a premium for what's already built. Parkside Trails is being built by DR Horton and buyers have flexibility depending on how soon they want to move in. There are quick move-in homes available as well as the option to build from the ground up using the on-site design studio. The mix of homes is broader than many people expect. You'll find townhomes, single family homes, bungalow style layouts, and options with in-law suites, which is something a lot of buyers are actively asking for right now.
Location-wise, this community is firmly in Clermont, but sits in a very strategic position along Wellness Way, which is why it keeps coming up in Horizon West and Hamlin conversations. Retail and commercial development here is still planned rather than open today, but that future development combined with road improvements is a big reason buyers are paying attention early. From here, you're roughly 20 minutes to Disney and about 35 minutes to Orlando International Airport, and positioned directly on the path of West Orlando's next major growth push. This community appeals to strategic buyers, people who can see past what's there today and position themselves for what's coming next.
2. Hills of Minneola
Number two is Hills of Minneola, located in Minneola, just north of Clermont in Lake County. And the first thing you notice here is the land itself. This area immediately feels different because of the elevation and natural layout. Hills of Minneola sits higher than much of Central Florida, which gives the community rolling terrain, open sightlines, and a more spacious feel than many newer communities. Picture yourself in your backyard overlooking actual hills, something you rarely see in Florida, watching the sunset over natural terrain instead of flat, cookie-cutter subdivisions. It's a different visual experience entirely.
What's driving interest here is that Minneola is no longer just a pass-through area. Continued growth in Clermont, proximity to the Florida Turnpike, and the expansion of the Hartwood Marsh commercial corridor are actively reshaping this part of Lake County. Unlike very early stage communities, Hills of Minneola is well underway. Homes are built, streets are established, and amenities are in place or continuing to roll out as phases open.

From here, you're roughly 30 to 35 minutes to Walt Disney World and about 40 to 45 minutes to Orlando International Airport. Hills of Minneola is for buyers who want space, character, and natural beauty without sacrificing access to Central Florida's growth.

Let's move on to Bridgewalk, located in St. Cloud along the Nesbit Road corridor just south of Lake Nona. Even though this community sits in St. Cloud on paper, daily life here is very much tied to Lake Nona. Most residents head north for work, groceries, dining, fitness, and medical care. So this area functions as a natural extension of the Lake Nona lifestyle without the Lake Nona price tag.
Bridgewalk is part of the larger Sunbridge master plan, and it was intentionally designed around water, open space, and connectivity. Water is a central feature here, not just decorative but functional. The community includes waterfront views, a private boat launch, and a waterfront clubhouse that acts as a true gathering point. Trails connect different sections of the neighborhood, making amenities part of everyday life rather than an afterthought. This isn't a community where you drive to the amenities once a month, people actually use them daily.
Bridgewalk is actively built with established sections and ongoing new phases. Prices range widely. Townhomes generally start in the upper $300s while single family homes move into the $500s and can reach into the $600s depending on size, layout, and lot placement. Builders include Lennar and DR Horton, offering townhomes, traditional single family homes, and layouts designed for multigenerational living. From here, you're roughly 15 minutes to Orlando International Airport and about 30 minutes to Disney World, and just minutes from Lake Nona's Medical City and dining options. As Sunbridge continues to develop with future schools, village centers, and amenities, Bridgewalk benefits directly from that long-term planning. This is for buyers who want the Lake Nona proximity and lifestyle without stretching their budget. Positioned perfectly between access and value.
4. Westland Park at Sunbridge — St. Cloud
Just a few minutes from Bridgewalk, about a 5-minute drive, is Westland Park at Sunbridge, also located in St. Cloud along Nesbit Road. Like Bridgewalk, daily life here is closely tied to Lake Nona, making this feel more like a Lake Nona extension than a separate market. But here's what makes Westland Park different: the mixed builder approach.
Builders include David Weekley Homes, Ashton Woods, and Craft Homes, and their homes are intentionally interwoven throughout the community. Tri Pointe Homes is also joining the lineup with a new 289 home neighborhood expected to open in 2027. This creates variety in architectural style and avoids the repetitive single-builder look you see in a lot of developments. Walk through Westland Park and you'll actually see the diversity in design.
Homes typically start in the mid $500s, with pricing moving up based on builder, lot, and finishes. Westland Park also includes a stewardship fee which supports preservation of natural areas, trails, and shared community spaces across Sunbridge. It's worth knowing upfront, and it's part of the long-term environmental planning here. Community features emphasize outdoor living with parks, trails, and gathering spaces already in place or more planned as the development continues. Schools are being integrated directly into the broader Sunbridge area.
From here, you're about 15 to 20 minutes to Orlando International Airport and roughly 30 to 35 minutes to Disney World. Westland Park attracts buyers looking for a long-term play, something livable and beautiful today that becomes even more desirable as Sunbridge and Lake Nona continue to grow together.
5. Eve — East Orlando
Number five is Eve, located in East Orlando just east of the airport with direct access to the 417, 528, and 408. And if connectivity matters to you, if you travel frequently, work near the airport, or commute to Central Florida Research Park, this is the community to watch. Eve sits near major employment corridors and transportation routes, making it one of the most strategically located new community options in Orlando right now. You're not trading access for affordability here, you're getting both.
Eve is a large master plan community with homes, parks, trails, and lakes, and future mixed-use areas planned as development continues. They've been building for roughly two years and expect to be here for another 10 at least, with new sections including a private gated community releasing soon. The community is actively building with multiple phases underway and homes already occupied, so you're buying into something that already has momentum.
Pricing typically starts in the low $400s depending on the builder and product type. Builders include DR Horton and Lennar, offering townhomes, smaller single family homes, and larger layouts. Architectural styles are mixed throughout the community rather than segmented, which keeps the visual feel varied. From Eve, you're roughly 10 to 15 minutes to Orlando International Airport and about 30 minutes to Disney World. Eve is ideal for frequent travelers, airport employees, or anyone who values time and access, buyers who understand that location and infrastructure create long-term value.
6. Laureate Park — Lake Nona
Let's move on to one of the most well-known communities, which is number six on the list, Laureate Park. You may have heard of this one before. It is located in the heart of Lake Nona. While Laureate Park is more established than other communities on this list, Lake Nona itself is still relatively new, with modern roads, schools, and hospitals built over the last 15 to 20 years. Daily life here is highly centralized. Residents walk or bike to parks, pools, fitness centers, restaurants, and community events. Many people also work nearby. This is one of the few places in Orlando where a car-optional lifestyle is actually realistic.
Lake Nona's Medical City is one of the largest medical and innovation districts in the country, bringing together hospitals, research institutions, universities, and private companies across hundreds of acres. Beyond healthcare, Lake Nona is also growing a technology hub with long-term investment from companies like Siemens. Another major anchor is the USTA National Campus, the national headquarters for US tennis. Recent expansion plans include additional indoor facilities, upgraded courts, and enhanced spectator areas supporting major national and NCAA events.
Laureate Park includes established homes, newer builds, and limited new construction opportunities through custom and semi-custom home builders like David Weekley Homes and Craft Homes. Pricing generally starts in the mid $500s and moves upward depending on size and location. Now, here's something unique that most people don't know about Laureate Park. A lot of the homes here include the option for apartments above the garage, fully finished, rentable units that can generate $1,500 to $2,000 per month in rental income. That means your home isn't just a place to live, it's a potential income-producing asset that can offset your mortgage or build additional wealth over time. It's a rare feature in new construction and a significant financial advantage for the right buyer.
Amenities in Laureate Park include multiple pools, parks, fitness facilities, trails, and integrated dining and retail. From here, you're about 10 minutes to Orlando International Airport and 25 to 30 minutes to Walt Disney World. 7. Esplanade at McKinnon Grove — near Winter Garden / Clermont
Up next is Esplanade at McKinnon Grove, located along the Wellness Way corridor near Winter Garden and Clermont. Homes are primarily single-story layouts, attracting move-up buyers, professionals, and downsizers.
And here's something important: this community is not age restricted, unlike some of Taylor Morrison's other Esplanade developments. That opens it up to a much wider buyer pool. Pricing varies by phase and lot, and right now buyers are focused on getting positioned early rather than waiting for every detail to be finalized. From Esplanade, you're roughly 20 minutes to Disney and around 30 to 40 minutes to Orlando International Airport. This appeals to buyers who want a resort lifestyle without the resort restrictions, active adults, professionals, and families looking for a refined, amenity-rich environment.
8. The Grow — East Orlando
Finally, one of the most unique communities on this list is The Grow, located in East Orlando near East Colonial Drive. And this one is truly unique, unlike anything else in Central Florida. The Grow is Orlando's first true master plan community built around a working farm, community gardens, trails, and expansive shared green space. Imagine picking up your fresh produce from your neighborhood farm, gathering with neighbors at harvest events, and living in a place where sustainability and connection to the land aren't just buzzwords, they're built into the fabric of daily life. This isn't about marketing, it's about how you actually live.

The Grow is located near UCF, Central Florida Research Park, and major roadways like the 408 and 417. The Grow offers both accessibility and escape.
