Today we're diving in to the southeast side of Horizon West. Hickory Nut, Seidel, and Ovation. Three villages a lot of people overlook, but this is where the newest homes, the biggest growth, and some of the best lifestyle pockets in all of Horizon West are happening.

If you're relocating, looking at new construction, comparing resale homes, or you just want to understand how this side of Horizon West actually fits your lifestyle, this video is going to help you see it clearly, because we're going to be breaking down Hickory Nut, Seidel, and Ovation. Three villages that each feel completely different, but together make up some of the most exciting parts of Horizon West.
These villages run straight down Avalon Road. Hickory Nut sits at the top around the lake and the big master-planned neighborhoods. Seidel is a central village packed with shopping and established communities, and Ovation is the newest and fastest-growing village at the bottom.
Hickory Nut wraps around Hickory Nut Lake and a ton of conservation areas, giving it a wide-open natural feel. This is where you'll find Waterleigh, one of the largest and most recognizable neighborhoods in all of Horizon West.
It's a full resort-style community with pools, clubhouses, fitness centers, dog parks, playgrounds, lakes, walking paths, and every type of home from townhomes to large single-family homes.
Hickory Nut has its own retail too. On Avalon Road, you've got the Waterleigh Village Center with Publix, Jersey Mike's, a nail spa, dentist, and McDonald's. Daily errands stay local inside the village.
You've also got Water Spring Elementary and Middle School in the village, feeding into Horizon High just down Seidel Road.
As you head south, things get more established, and that's where Seidel Village starts.
Seidel Village is one of the most built-out, mature parts of Horizon West. You've got established communities like Summerlake, Lake Hancock Preserve, Watermark, and Lakeshore by Toll Brothers, along with neighborhoods around Huckleberry and Sawgrass. This whole stretch feels really established and lived in.
The heart of this village is The Mark, one of the most important lifestyle spots in Horizon West. At The Mark, you'll find New York Beer Project, Starbucks, 7-Eleven, Walgreens, and a long list of local cafés, services, and restaurants. If you live in Seidel, this becomes your daily go-to.
Seidel is also home to Horizon High School, with several elementary school sites mapped across the village.
Just past Seidel, you hit one of the most energetic lifestyle districts connected to Horizon West: Flamingo Crossings, a Disney-developed district right inside the Horizon West area. Behind the shops, you've got Disney Cast Member and College Program housing, which gives the area a lively and youthful feel.
There's Target, Five Below, Starbucks, fast food, hotels, and one of my favorites, Simply Capri, for proper Italian food and wood-fired pizzas.
For Seidel and Ovation residents, this becomes your extra village center.

From Flamingo Crossings, you're only minutes away from one of the most unique communities in Horizon West. Right here is Del Webb Oasis, a gated 55+ community that feels like a resort from the moment you arrive.
You've got an Oasis Club, a resort pool, fitness center, pickleball, tennis courts, spa areas, and walking trails. Internet and landscaping are included in the monthly HOA cost.
New construction starts in the mid-$400,000s, runs through the $500,000s and $600,000s, and the larger upgraded plans reach into the high $700,000s and $900,000s. The resale market ranges from around the mid-$400,000s up to the high $900,000s.
When you pull out of Del Webb and turn onto Hartzog Road, the whole corridor opens up into one of the fastest-growing new construction areas in Horizon West.
As you make your way down Hartzog Road, you'll pass Osprey Ranch by K. Hovnanian, Westhaven by Toll Brothers, and Harvest at Ovation with new phases from Taylor Morrison and RockWell Homes.
Then, once Hartzog Road meets Avalon Road, you reach Serenade by Dream Finders Homes and Lake Star at Ovation by M/I Homes.
Lake Star at Ovation covers roughly 190 acres with just over 430 home sites. M/I Homes offers a wide range of floor plans, from efficient three-bedroom homes to large four- and five-bedroom options.
The floor plans here are designed to feel open and comfortable, with layouts that flow well and give you plenty of usable space. Whether you want extra room for family, guests, or a home office, there are options that fit different lifestyles.
Lake Star includes a clubhouse, pool, walking trails, dog areas, and a lakeside pier.
Most residents are zoned for Water Spring Elementary and Middle School, with Horizon High on Seidel Road.

Location-wise, you're about 10 to 15 minutes from Disney property, 10 minutes to Flamingo Crossings, and around 30 to 35 minutes from Orlando International Airport.
Just off Avalon Road is Serenade by Dream Finders Homes, one of the more approachable new construction options in the southern section of Horizon West.
Serenade offers a mix of townhomes, bungalows, and single-family homes, giving the community a lighter, more flexible feel compared to the huge master-planned neighborhoods up in Hickory Nut.
The floor plans range from roughly 1,600 square feet up to about 2,800 square feet, with three to five bedrooms and two to three-and-a-half bathrooms.
Whether you're just getting into the market or you need more room, there are layouts that work for a wide range of buyers.
Pricing starts around $400,000, but depending on the floor plan, lot, and upgrades, some of the larger quick move-in homes can reach significantly higher, even into the $700,000s and $800,000s.
That spread gives buyers a lot of flexibility depending on the space and features they're aiming for.
You're not getting a full resort-style setup here, but the community includes the everyday amenities people actually use: walking trails, pocket parks, playgrounds, and dog-friendly green spaces.
You're also only minutes away from Ovation Village Center, Flamingo Crossings, Hartzog Road, and all the new retail coming along Avalon Road.
