Most people moving to Horizon West in 2026 are making decisions with incomplete information. They see new homes, they hear about Hamlin, maybe they've driven past the construction on Fet Road. But what they usually don't realize is that there's an entire second phase of Hamlin that hasn't been built yet. Multiple road projects underway that will reshape traffic patterns over the next year to 18 months. An entire issue with schools and parks that can really affect how this area feels to live in.

In the next 15 minutes or so, I'm going to walk you through what's actually coming to Horizon West in 2026. This isn't a sales pitch, not old renderings, but the real timeline of what opens when and what actually matters and what people tend to overemphasize. Because if you're spending four, 5, or $600,000 or more on a home out here, you should understand what you're buying into beyond the model home. By the end of this video, you'll have a much clearer picture on where Horizon West really is in development and why 2026 is such an important year.

But first, let's start with the infrastructure. For most of Horizon West's growth, homes have arrived faster than the roads designed to support them. That imbalance is finally being addressed, and 2026 is when it becomes visible.

One of the biggest projects is the Fet Road widening, which expands a corridor from two lanes to four lanes between Summerlake Park Boulevard and Engelnook Drive. That project includes a redesigned S-curve, a new roundabout at Reams Road and Summerlake Park Boulevard, better drainage, lighting, sidewalks, and a dedicated walking and bike path. Construction continues throughout 2026 and will really improve east-west traffic once completed.

Closely tied to this is the Reams Road improvement project, which spans nearly three miles. Reams Road is planned to widen from two lanes to four lanes with a median, shared use paths, improved bridges, wildlife crossings, and better landscaping. Portions are still in the planning and utility phases, but it's positioned as the next major relief corridor after Fet.

Another project people ask about frequently is the new Independence Parkway extension toward Wellness Way and the Lake County line. It's under construction for all of 2026, with completion targeted for early 2027. And while it won't open this year, 2026 is when residents will really see the roadway take physical shape, which starts changing traffic patterns ahead of the opening.

Then there's the Flemings Road and Western Way project, which is being improved with sidewalks, walking paths, better drainage, and upgraded intersections. This connection links Horizon West more directly toward the Seagrass Bay Boulevard and Lake County, taking pressure off Avalon Road and surrounding routes.

The key takeaway is that 2026 isn't about everything being finished. It's the year the infrastructure finally becomes real.

Hamlin is already the commercial and social center of Horizon West. But it's important to understand that Hamlin is only partially built. At full buildout, Hamlin is approved for more than 2 million square feet of commercial space along with residential, office, hospitality, and civic uses. And from the beginning, it was designed to work as a central town center for Horizon West's villages, not just shopping, but daily life.

What many buyers don't hear about is the West Village of Hamlin. West Village represents the remaining, more neighborhood-focused side of the Hamlin town center. It sits on the western portion of the master plan and is designed to fill in the space between the existing Hamlin core and surrounding neighborhoods. Rather than focusing on big entertainment venues or large anchors, West Village is planned to bring neighborhood-scale retail and services, additional residential density through apartments and mixed-use residential, along with potential office or medical uses, all built into a walkable street grid. This is meant to be the everyday side of Hamlin, the part you pass through regularly, not just visit occasionally.

Connectivity is central to this plan. West Village is designed to link directly into surrounding neighborhoods through sidewalks, trails, and walking paths, including connections toward the Horizon West Regional Park. That's what turns Hamlin from a place you drive into to a place that naturally fits into daily life.

On the retail side, Hamlin continues adding practical anchors. TJ Maxx is set to open shortly, expanding everyday shopping options and making Hamlin more of a true service hub. Larger projects like the planned Lowe's home improvement store near Walmart are part of the next wave, bringing more retail and services into the area over the next year or two. Meanwhile, destinations like Pop Stroke, which is already open, continue anchoring Hamlin by combining dining, outdoor space, and casual fun for families to enjoy on the weekends.

Hamlin's growth in 2026 isn't about one specific store. It's the town center filling in, becoming more balanced, more walkable, and more connected with nearby neighborhoods.

One of the biggest shifts in Horizon West has nothing to do with housing. It's public space. The Horizon West Regional Park is a clear example. Phase 1A of the park recently opened this year. It includes an inclusive playground, restrooms, paved access from Hamlin Groves Trail, and two parking lots, picnic areas with grills, water fountains, and roughly 6 miles of unpaved trails for walking, hiking, or horseback riding. This is no longer planned on paper. Families are using it right now.

Phase 1B has already been approved, and that includes a large splash pad, an open lawn designed for community events like farmers markets, more parking, and a boardwalk with a floating dock on Lake Hartley. These additions elevate the park from green space to a true regional draw. Long-term plans include dog parks, sport fields, pickleball and tennis courts, outdoor fitness areas, golf, and more nature-focused spaces, making this one of the most significant public parks in West Orange County.

Public facilities are another area where Horizon West begins to feel more complete in 2026. A new elementary school on Hackney Road is scheduled to open in August, taking pressure off nearby schools like Water Spring and Panther Lake. For families already living here, this directly affects daily routines. For buyers considering a move, it often removes a major concern.

The Horizon West Library is also under construction near the regional park. This is roughly 20,000 square feet and will work as a community hub for learning programs and events, something Horizon West hasn't had until now. Healthcare also continues to expand, with medical offices and emergency services growing along the Winter Garden and Hamlin corridors to keep pace with population growth.

Now, let's talk about homes, specifically the new construction communities that are actively selling in 2026.

Starting in Hamlin, Park View at Hamlin is a three-story townhome community built by Ashton Woods and DR Horton's DHI Homes. There are 215 total units and roughly 137 are still available. Homes include two-car garages, 9 ft or taller ceilings on the entry level, and options for a first floor office or fourth bedroom. There's no CDD, and the HOA is just under $250 per month, but that also includes internet and exterior maintenance, and pricing ranges from the mid $400s into the mid $500s. Its main advantage is being close to the Hamlin Town Center and future West Village.

Nearby Park View is Avalon Woods by Dream Finders Homes. It's one of the newest releases in Horizon West. Out of 182 total homes, only about 40 have sold so far. The community offers bungalows and single family homes on 40, 50, and 60 ft lots, including some larger options. Most floor plans place the primary bedroom on the main level. HOA dues are about $150 per month, and pricing generally starts in the mid $500s and can go well over the $1 million mark depending on lot size and upgrades.

Moving south into Ovation, which is the remaining village in Horizon West to be fully built out, there is North Lake at Ovation by Ashton Woods. It's a larger community in its later phases. It includes townhomes, bungalows, and traditional single family homes ranging from roughly 1,600 to 4,000 square feet. This isn't a typical stucco neighborhood. The homes are well designed with siding exteriors, giving the area a more finished look. The community is surrounded by conservation, with base pricing from the mid $400s for townhomes up into the $900s for larger single family homes, and it should be complete around 2027 to 2028.

Next door to North Lake is Lakestar at Ovation by MI Homes, which is still in early development. It offers bungalows, 50 and 60 ft single family lots, and 70 ft lakefront homes with floor plans reaching up to 5,000 square feet. It's a gas community, Energy Star certified, with HOA fees that vary by lot size. Base pricing starts in the high $400s and extends into the low millions for lakefront homes.

And finally, Hartwell at Ovation, built by Taylor Morrison and Rockwell Homes. It's the closest new construction community to the Disney gates. It has about 80 home sites remaining and offers bungalows and single family homes, with some bungalow floor plans allowing a studio over the garage. HOA fees range from roughly $150 to $230 per month, and pricing runs from the low $500s into the low $700s.

In 2026, Horizon West isn't about brand new community launches. Buyers are choosing between early stage communities, mid to late stage neighborhoods, and location-based options where infrastructure and amenities are already visible or clearly on the way.

Horizon West in 2026 represents a real shift. Roads are being built that will change how people move around day to day. Hamlin continues to fill in as a true town center. Parks are open and expanding. Schools and public facilities are coming online where families already live. And new homes are being delivered into communities that feel more established and intentional.
